Rent vs Buy Calculator — The Real Numbers
The rent-versus-buy debate usually turns into opinion. We built a calculator that turns it into a number, using your actual rent, home price, and timeline.
Why Most Rent-vs-Buy Arguments Talk Past Each Other
"Renting is throwing money away" and "buying ties up your capital" are both partly true and both incomplete — the actual answer depends on your specific rent, home price, expected appreciation, and what you'd otherwise do with the money. We built a calculator that runs your specific numbers instead of relying on a general rule of thumb.
The Design Choice That Makes This a Fair Comparison
Both scenarios commit the same total monthly cash outflow — whichever of (EMI + maintenance) or rent is higher sets the shared monthly budget, and the surplus in the cheaper scenario is invested. This matters: a comparison that lets the "renting" scenario spend less overall isn't actually answering the same question.
What You Can Adjust
- Home price and your actual current rent for an equivalent home
- Loan interest rate, down payment %, and tenure
- Expected home appreciation and annual rent increases
- Registration cost % — a real, sunk cost from day one of buying (Telangana runs roughly 6% urban, 7.5% rural)
- Whether to claim the Section 24(b) home loan interest tax benefit
The Break-Even Number Worth Checking
The calculator shows the exact appreciation rate at which renting and buying tie for your inputs. If your realistic appreciation expectation for the specific property/area is below that number, renting and investing the difference comes out ahead — and vice versa. This turns a vague debate into a specific, checkable assumption.
