Home Loan Tax Benefits — Section 24(b), 80C, and 80EEA Explained
A lot of content still online describes an additional deduction that stopped applying to new loans years ago. Here's the accurate, current picture.
Section 24(b) — The Core Interest Deduction
Section 24(b) allows a deduction of up to ₹2 lakh per financial year on home loan interest paid, for a self-occupied property, under the old tax regime. For a let-out property, interest can be deducted against rental income, and if this creates a loss, up to ₹2 lakh can be set off against other income, with any excess carried forward under specific rules.
Section 80C — Principal Repayment
The principal repayment portion of your EMI is eligible under Section 80C, within the overall ₹1.5 lakh combined 80C ceiling shared with other instruments. This is a shared limit, not an additional one specific to home loans.
Section 80EEA — The Important Correction
A lot of content online is genuinely outdated here: Section 80EEA provided an additional ₹1.5 lakh deduction on home loan interest, specifically for affordable housing loans meeting certain criteria. This benefit was only available for loans sanctioned between April 1, 2019 and March 31, 2022 — it has not been extended for loans sanctioned after that date. If you took your loan within that window, you may still be claiming it for the ongoing term; for a new loan today, this deduction simply isn't available, regardless of what older articles suggest.
New Tax Regime vs Old Regime
Section 24(b)'s interest deduction for a self-occupied property is generally not available under the new tax regime — a real, often-overlooked point. For a let-out property, interest can still generally be set off against rental income under both regimes. If home loan interest matters to your tax planning, run the numbers through both regimes explicitly rather than assuming.
Summary Table — What's Actually Available Today
| Benefit | Current status | Regime |
|---|---|---|
| Section 24(b) — interest, self-occupied | Available, up to ₹2 lakh/year | Old regime primarily |
| Section 24(b) — interest, let-out | Available, set off against rental income | Both regimes, subject to rules |
| Section 80C — principal | Available, within shared ₹1.5 lakh ceiling | Old regime |
| Section 80EEA — additional interest | Only loans sanctioned Apr 2019–Mar 2022 | Old regime, qualifying loans only |
What to Actually Do With This
- If taking a new loan, plan around Section 24(b) and 80C only
- If you have a 2019-2022 loan claiming 80EEA, verify with your CA you're still correctly claiming it
- Run your numbers through both tax regimes before assuming the old regime is automatically better
